FAQ

The common questions.

Cost, insurance claims, deductibles, warranties, and how to spot a storm-chaser — sorted before you call.

  • Most asphalt-shingle replacements in the KC metro run roughly $11,500–$24,000, depending on the size, pitch, and number of layers to tear off, plus the shingle line you choose. Standing-seam metal runs higher but lasts 40–50 years. The only honest number comes after a free inspection — and we put it in writing, itemized, before any work begins.

  • After a hail or wind storm we inspect your roof free and document any damage with photos. If there’s a covered loss, you file the claim with your insurer; we provide the documentation and meet your adjuster on the roof so nothing is missed. Once it’s approved, we restore the roof to the insurer’s scope and you typically pay only your deductible. We coordinate the roofing — we don’t take a cut of your claim.

  • We document the damage and meet your adjuster on-site, but we are roofers, not public adjusters — by law we can’t negotiate or settle your claim for a fee, and we won’t pretend to. You file and own your claim; we make sure the roof scope is complete and accurate. That honesty is exactly why insurers and homeowners trust us.

  • No — and you should be wary of any roofer who offers to. In Missouri it’s insurance fraud for a contractor to waive, rebate, or absorb your deductible on an insurance job. Your deductible is your share of a covered loss, and we’ll never ask you to commit fraud to do business with us.

  • Most residential roofs are torn off and fully replaced in a single day, weather permitting. Larger or steeper roofs, metal systems, and commercial projects take longer. We’ll give you a clear timeline in your quote, and your project manager sends photo updates as we go.

  • Two separate things, and you want both. The manufacturer warranty (from GAF, Owens Corning, etc.) covers the shingles and materials. The workmanship warranty comes from us, the installer, and covers the installation — flashing, nailing, sealing, the things a manufacturer can’t control. Every Summit roof includes a 25-year workmanship warranty in writing, and as a Master Elite contractor we can also offer the GAF Golden Pledge®, which is non-prorated.

  • Yes. Inspections are always free and there’s no obligation. We survey the roof and attic, document everything with photos, and give you an honest remaining-life estimate and a repair-vs-replace recommendation. If you don’t need a roof, we’ll tell you so.

  • It depends on the roof’s age, the extent of the damage, and whether the deck is sound. A localized leak on a roof with years of life left is usually a repair; widespread storm damage or a roof past 20 years is usually a replacement. We give you the honest answer after the inspection — and we’ve talked plenty of homeowners out of a replacement they didn’t need.

  • After a big storm, out-of-state crews flood the metro, knock on doors, and disappear once the check clears. Protect yourself: hire a licensed, locally-based contractor you can verify, get the scope in writing, never let anyone pressure you to sign on the spot, and walk away from anyone who offers to waive your deductible. Summit is KC-based, licensed and insured, and we’re here for the next storm too.

  • If you plan to stay in the home, often yes. Standing-seam metal costs more up front but lasts 40–50 years, carries a Class-4 impact rating that shrugs off hail, and can lower cooling bills with a reflective finish — so you typically replace it once instead of riding the storm-replacement cycle. We’ll model the trade-off honestly for your roof.

  • Yes — TPO, EPDM, and modified-bitumen systems for low-slope and commercial buildings, including tear-off, recover, and tapered-insulation drainage. We quote per square foot after a roof survey and offer roof asset-management plans and manufacturer NDL warranties.
